The Home Buying Process in Arizona

Step 1: Pre-Qualification & Consultation

Prior to meeting or looking at homes we ask that you obtain a pre-qualification for a mortgage. We can refer you to our incredible lender partners who have access to down payment assistance, renovation loans, bank statement options and an array of other programs that will get you what you need. In many cases we can get you fully qualified and fully underwritten prior to looking at homes, giving you a huge advantage! If you are unable to qualify for a mortgage at this time we can help you create a game plan to get there as soon as possible. 

 

Once the pre-qualification is received we set up a face to face meeting to discuss the home buying process, analyze and explain current market conditions and show our potential client the types of homes they may expect to purchase in their price range and area. This is a critical meeting and sets the expectations for the entire experience. If we choose to do business together you will employ me by signing a Buyer-Broker Agreement.

Step 2: The Home Search & Negotiation

This is where we hit the road based on your needs and find the home you are looking for. We will work diligently to select only homes that will work for you based on your needs and your ability to purchase. We focus heavily on “the 3 L’s”; Location, Layout and Lot Size and then the things that can be changed such as cabinets, flooring, etc. 

Once the right home is found we now will draft a purchase contract. Market conditions play a critical role and it's important to trust your agents advice. My priority is to represent your best interest, not mine. Market conditions will play a huge role on our negotiatino strategy and will be covered during the consultation. 

Step 3: Closing & Settlement

Once we have an accepted contract between parties the file will move on to our closing department. Our Transaction Coordinator will collect all necessary documentation and comply with necessary timelines and terms of the contract. You will have three main contingencies to work through; Inspections, Appraisal and Financing. In many cases further renegotiation can occur based on condition and appraised value. Once all contingencies are fulfilled, paperwork is submitted and the loan has funded the file will record with the county and you will receive the keys to your new home!

Step 4: Moving Day & Follow Up

Moving is a lot. It can be exciting, exhausting, and a little chaotic. I do what I can to make it smoother. I’ll provide moving boxes, help coordinate your utility transfers through my partnership with Connect Services, and if you're up for it, I’ll even help host your housewarming party.

But it doesn’t stop there. I stay in touch because this business runs on real relationships. Many agents disappear the minute the deal closes. I think that’s crazy. I actually like my clients and I plan to stick around. You’ll hear from me from time to time with check-ins, giveaways, and invites to future client appreciation events. And when your friends or family need a solid agent, I hope you’ll think of me. That’s how I stay in business and it means a lot.
